What the analysis checks

A checklist built from Italian conveyancing practice — the things that regularly catch foreign buyers, not generic AI summaries.

Deposit decoded

Caparra confirmatoria vs penitenziale — the difference decides what happens to your 10–20% if things go wrong.

Mortgage protection

Is the contract conditional on your financing? If not, you could lose the deposit even when the bank says no.

Building compliance

Condoni, sanatorie, unpermitted works — the words that quietly transfer someone else's problem to you.

Liens and mortgages

What the visura ipotecaria really says: registered mortgages, foreclosures, judicial claims.

Donation risk

Property received as a gift or inheritance carries claw-back risk that can block your mortgage.

Hidden obligations

Condo arrears, pre-emption rights, agency commission traps, penalty clauses and deadlines.

Pricing

One document, one payment, one report. That's it.

Our guarantee

If the analysis fails, your document was unreadable, or you believe the report missed something material: tell us within 14 days and we re-run it or refund you in full — your choice. No forms, no arguing.

Why you can trust the analysis

Every claim is verifiable

Findings quote the exact Italian text of your document and cite the specific law (e.g. art. 1385 c.c.) — so you, your notary or your lawyer can check every word.

Your document is deleted

The file you upload is used for one analysis, then deleted from our servers. It is never used to train any AI model, and we never see your card details (payments run on Stripe).

We tell you when you need a lawyer

The report honestly says when your situation calls for professional advice — and we earn nothing from lawyers, agents or sellers. Our only interest is that the report is right.

Built on official sources

The checklist behind the engine follows the Italian Civil Code and the consumer guides of the Consiglio Nazionale del Notariato — and we monitor legal changes monthly.

Common questions

Is this legal advice?

No. We give you a rigorous plain-English explanation of what your document says, what looks unusual, and what to ask the professionals. When your situation genuinely needs a lawyer, the report says so explicitly — that honesty is the point of the service.

What happens to my document?

It is analyzed and then deleted from our servers. We keep only the generated report, reachable through your private link. We never sell or share your data.

What if my document is a scan or a photo?

PDFs and photos (JPG/PNG) both work. If the file is too blurry to read reliably, the report will tell you instead of guessing — and you can contact us for a re-run at no extra cost.

Why not just use ChatGPT?

A generic chatbot doesn't know what a well-drafted Italian preliminare must contain, so it can't tell you what's missing. Our analysis runs against a checklist built from Italian practice: deposit types, suspensive conditions, cadastral compliance, provenance risks and more.

I already have an Italian lawyer.

Great — you're ahead of most buyers. Use the report to arrive prepared: it turns a 300-page pile of Italian into the ten questions worth your lawyer's hourly rate.

The deposit is real money. The contract is really binding.

Sixty seconds from now you can know exactly what you're signing.
